A failing lawn is almost always a soil or grade problem wearing a grass costume. We fix what is underneath first: strip what is dead, bring in topsoil, set the grade so water leaves the house instead of pooling, and only then decide whether the site wants seed or sod.
We have laid tens of thousands of square feet of topsoil, sod, and mulch on single properties. The method does not change with the size.
